Building Control Fees

Amended fees incorporating the change of VAT come into effect from 1st December 2008

Full Plans The plan fee must be paid on the deposit of the plans with the Council
Building Notices The fee must be paid when the notice is submitted to the Council. It will not be treated as being received unless accompanied by the fee
Inspection Fees These will be payable after the first inspection has been undertaken (an invoice will be issued to the applicant)
Regularisation Fee A regularisation fee will become payable for unauthorised work which started on or after 11th November 1985. A regularisation certificate will be issued for unauthorised works which have, if necessary, been laid open and, on inspection, conform to the current Building Regulations. The regularisation fee is 120% of the building notice fee, however, VAT is not charged.
Double Glazing Application fees This is similar to a building notice procedure and is subject to the fee on Table C. (Installations exceeding £10,000 may be subject to a negotiated fee.)
Exemption Where work is to provide access and facilities in an existing dwelling, or is an extension to store or provide medical treatment for a disabled person, no fee is required

Charges for one or more domestic buildings and connected work. The maximum size of a domestic building is 300 m2, buildings over this should refer to Table C.

The sizes of extensions which fall within Table B are:

Garages and car ports under 40m2 or
  over 40m2 and under 60m2
Domestic extensions under 10m2 or
  over 10m2 and under 40m2 or
  over 40m2 or under 60m2

If any work relates to an extension or alteration of a dwelling over 60m2, to cavity fill insulation or an unvented hot water system which is not installed by an approved installer, the fee should be calculated using Table C. The provision of one or more rooms in a roof should also be calculated using Table C with a minimum equivalent Building Notice charge of £315.

Table C - applications are based on an estimate of the cost of the work and must be accompanied by a written estimate that would be charged by a person in business to carry out such work. In effect, this means that only an estimate from a builder, or equivalent, is acceptable and rules out the DIY element. This applies to both Full Plans applications and Building Notices.

 

No inspection fee is payable in respect of work, the estimate of which is £5000 or less. (The total fee is payable on deposit of the plans).

Where other works or alterations are to be undertaken in the dwelling at the same time as an extension the fees for the other work are calculated using Table C and the required fees multiplied by the matrix given below.

Multiple Works Where plans show more than one type of work (e.g. two separate extensions) the payable fee is aggregated accordingly.
VAT All fees are subject to VAT at the appropriate rate except on the Regularisation fee.
Installments In certain cases the fees may be paid by instalments. Contact Building Control for information.
Negotiations On certain large and new housing schemes the authority will negotiate an appropriate fee - contact 01892 602495 and ask for one of the Senior Building Control Surveyors.
